Thankfully, this is something, as a landlord, that you can improve upon. There are a wide number of things you can offer all year long to help keep tenants satisfied from events to added amenities. But, for the purpose of this blog, we’re going to take a special focus on summer.
Summer is typically a fun time of the year. People tend to be more active. They go for walks and bike rides. They take picnics and have BBQs. Overall, it’s just an exciting time. But, your tenants shouldn’t have to wait for their days off to enjoy this season. Why not bring the excitement of summer to them during the work week too? Here are some things to consider.
Bring the Farmers Market to the Parking Lot
Do you have extra space in your parking lot without cutting into your tenant parking? If so, a farmers market can be a fun event to host right in the lot. Not only can you bring in a little extra income from the vendors, but it will encourage your tenants to get outside and enjoy some of the festivities, even if it’s just over their lunch break.
Show Your Charitable Side
You could do some type of charity event. One idea is to host a pet adoption at your property. You can get the tenants involved in the adoption event. Many people love animals and it will give them a chance to spend time with the animals while also enjoying the feeling of finding some pets new homes.
Have a BBQ
This is a classic and beloved choice. Just remember to offer something for your vegetarian/vegan tenants.
Bring Out the Yard Games
There are tons of yard games you can have available for tenants. Some of these could be set up temporarily for a special day and others could be more permanent. Cornhole is a great example. This is one you could have up for a day or the whole summer.
Celebrate Special Days
Take a look at the National Day Calendar. You can pick out special days or weeks to celebrate. One example is National Ice Cream Day which falls on the “third Sunday of July.” For this day, you could have ice cream brought in or maybe even an ice cream truck. Just remember to offer a dairy-free option for tenants who have a more restrictive diet.
Create a Great Outdoor Space
Your tenants will love having the option to enjoy the outdoors. Create spaces where they can lounge comfortably on their breaks. Give them a walking trail to enjoy. Offer them a space where they can clear their head. Provide them with beautiful structures like a Gazebo. Consider a community/tenant garden space (this could even be on the roof). If you don’t want to offer a community garden, you could also just provide a beautiful space with blooming florals and greens for your tenants to enjoy spending time in.
Stir Up Some Friendly Competition
Have a tournament (this could be sports-related or yard game-related for example). The team or person that wins could be offered a cool prize. You could even have a first, second, and third prize.
Offer Group Fitness Activities
You could ask a yoga, Pilates, or Zumba instructor to come on the property for a particular day to offer your tenants a chance to participate in some group fitness.
Do a Photo Contest
Have people enter some kind of photo contest. This could be done in two different ways. You provide a photo and they submit their best captions for the photos or you have them each submit a photo for the contest. Maybe it’s the funniest selfie photo or the best picture of a tenant event for example. You can have people vote for their favorites. Make this seasonal by using a summer theme for the contest.
Create a Scavenger Hunt
Give tenants a scavenger hunt in which they can compete. Make sure to offer awards for the winners.
These are just a few of the fun events and amenities that you could include for your tenants to enjoy. Don’t be afraid to brainstorm a little or even ask for feedback from your tenants. See what types of activities they would enjoy or amenities that they wish to see. It’s all about keeping tenants happy. Remember, when you focus on improving that relationship and overall tenant satisfaction, it is good for your investment.
